We provide mezzanine financing for residential development projects in Ireland. Our capital bridges the gap between senior bank debt and developer equity, enabling projects to proceed that might otherwise stall due to funding constraints.

We operate exclusively in the Republic of Ireland, with a focus on areas of strong residential demand. Our current portfolio includes projects in Dublin, Galway, and the midlands.

Unlike traditional banks, we specialise in mezzanine rather than senior debt. This allows us to offer flexible, faster-to-execute financing that fills a specific gap in the capital structure. We also take a more hands-on approach to project oversight.

Everlet Capital operates within the regulatory framework applicable to alternative lending in Ireland. We maintain rigorous compliance and governance standards across all activities.

Rory is a qualified solicitor and a licensed property service provider with a decade of experience in alternative development finance. Since 2014, he has originated, underwritten, and managed over €500 million in residential development projects across Ireland, overseeing transactions from inception to completion. Through his extensive industry experience, he has built a strong network of over 200 reputable homebuilders.

Patrick Lyons

Patrick is an experienced property developer and former Director & Co-Founder of Sheen Lane Developments, where he helped deliver more than 2,600 residential units and 120,000 sq. ft. of commercial space across 48 schemes in London and the South East. His projects represent a combined GDV of over £1 billion. Patrick brings deep expertise in site acquisition, construction delivery, and managing large multi-phase residential projects — experience that directly strengthens Everlet's underwriting and ongoing loan oversight.

Fearghal Mulvihill

Partner

Fearghal brings extensive experience across private credit, structured finance, financial modelling, and investor management. He leads fund structuring, capital raising, and institutional investor engagement, leveraging long-standing relationships across senior lenders and developers. His background includes evaluating complex financing transactions and delivering capital solutions that balance risk, security, and attractive investor returns.
